The most common reasons for roof inspection are buying/selling a new home and insurance claims.
Werkheiser provides a complete Roof Certification inspection, determining the overall roof condition and approximate age. Those roofs that do not pass due to age, leaking or in our opinion, need roof repairs to receive a Roof Certification an estimate will be given. After any repairs deemed needed have been completed, a Roof Certification will be issued.
ROOF CERTIFICATION
Certifications are usually required by the lender, however with most people becoming more educated in real estate transactions, it’s becoming more common to have a roof certification issued before closing escrow on a transaction.
FEE SCHEDULE
Inspection for Roof Certification
This fee is separate from any actual certification fee regardless or not whether the roof passes inspection for a certification. If another Roofing Contractor does the repairs and or certification. If you pull out of escrow or the buyer does. This fee is still due us for our inspection services. This fee is due to the large amount of homes that need some minor repairs before a Roof Certification can be issued. Some people or Realtors may want to use another service for the repair
work. This would cause us an undo expense to inspect the roof for a Roof Certification and provide this without compensation.
Werkheiser will call and provide a verbal explanation of the roof inspection to the agent on the same day if requested. The prepared report is faxed or e-mailed and a hard copy is mailed to the appropriate parties. If it is determined that a certificate can be issued we will provide the inspection report and a two-year certification that can be transferred as needed. Separate fees apply for the initial inspection and for the Roof Certificate. An inspector from Werkheiser returns for
a follow-up inspection once the repairs are performed. The certificate is valid from the issue date for two years.
Roof certification inspection
Make a drawing of the roof and mark areas that may need repair attention.
Inspect overall condition of roof and provide rating of either Good, Fair, Poor or Needs Replacement.
Inspect all flashings (chimney/pipe/collars), valley areas and equipment (if any)
Inspect drainage system, gutters, downspouts and perimeter edges/flashings and low areas (flat roofs)
Inspect all eves and fascias and check for damage such as dry rot/termite integration
Inspect roof top surface (shakes, shingles, clay/concrete tiles, cap sheet, gravel, foam or other surfaces)
Provide a repair checklist with written inspection report
Provide life expectancy of existing roof and components
Provide budget numbers for maintenance and corrective action
Provide digital photographic documentation of problem items
