With preventive maintenance:

A roof system begins the aging process as soon as it has been installed. Performing proper roof maintenance and anticipating potential roof problems will increase the life of any roof system. Most warranties require regular inspections and any repairs completed when the roof is damaged. The typical cost for regular inspections and scheduled maintenance is approximately 1% of the original roof cost, if inspections begin in year one.

Without preventive maintenance:

Not having a preventive roof maintenance program can reduce the expected life of a roof by 25% or more. Many property owners never think about the roof until there is a leak or significant damage has already been done to the interior. When a roof starts leaking to the point that it is causing damage, costs for repairs can range from 3% and higher of the original roof cost.

Increased expenses due to neglect can consist of but are not limited to:

Damage to walls, floors and roof rafters

Damage to electrical systems

Damage to equipment

Increased insurance rates

Increased energy costs due to wet insulation

A preventive maintenance program is an intelligent choice for both commercial and residential building owners.  Even a comprehensive preventive maintenance program will not eliminate all roof leaks and future repairs completely. It will, however, significantly reduce your long-term expenses and allow you to better prepare and manage for those expenses in the future.

The most common reasons for roof inspection are buying/selling a new home and insurance claims.

Werkheiser provides a complete Roof Certification inspection, determining the overall roof condition and approximate age. Those roofs that do not pass due to age, leaking or in our opinion, need roof repairs to receive a Roof Certification an estimate will be given. After any repairs deemed needed have been completed, a Roof Certification will be issued.

ROOF CERTIFICATION

Certifications are usually required by the lender, however with most people becoming more educated in real estate transactions, itís becoming more common to have a roof certification issued before closing escrow on a transaction.

FEE SCHEDULE

Inspection for Roof Certification                       

 This fee is separate from any actual certification fee regardless or not whether the roof passes inspection for a certification. If another Roofing Contractor does the repairs and or certification. If you pull out of escrow or the buyer does. This fee is still due us for our inspection services. This fee is due to the large amount of homes that need some minor repairs before a Roof Certification can be issued. Some people or Realtors may want to use another service for the repair work. This would cause us an undo expense to inspect the roof for a Roof Certification and provide this without compensation.

Werkheiser will call and provide a verbal explanation of the roof inspection to the agent on the same day if requested. The prepared report is faxed or e-mailed and a hard copy is mailed to the appropriate parties. If it is determined that a certificate can be issued we will provide the inspection report and a two-year certification that can be transferred as needed. Separate fees apply for the initial inspection and for the Roof Certificate. An inspector from Werkheiser returns for a follow-up inspection once the repairs are performed. The certificate is valid from the issue date for two years.

Make a drawing of the roof and mark areas that may need repair attention.

Inspect overall condition of roof and provide rating of either Good, Fair, Poor or Needs Replacement.

Inspect all flashings (chimney/pipe/collars), valley areas and equipment (if any)

Inspect drainage system, gutters, downspouts and perimeter edges/flashings and low areas (flat roofs)

Inspect all eves and fascias and check for damage such as dry rot/termite integration

Inspect roof top surface (shakes, shingles, clay/concrete tiles, cap sheet, gravel, foam or other surfaces)

Provide a repair checklist with written inspection report

Provide life expectancy of existing roof and components

Provide budget numbers for maintenance and corrective action

Provide digital photographic documentation of problem items

The purpose of gutter and leader (downspout) systems is to collect rainwater from the roof and direct it away from the building foundation by means of leader extensions, splash blocks or underground drain lines.

An improperly functioning gutter and leader system can contribute to water and ice backing up against fascias and under roof shingles, can damage soffits and can discolor or deteriorate siding materials.

Faulty gutters and leaders can also lead to soil erosion adjacent to buildings and serious water and foundation displacement problems in basements and crawl spaces.

Unfortunately, gutter systems take more abuse from extreme weather conditions, (particularly ice and snow) than any other component of the building envelope. They are also subject to damage from ladders and being stepped on, as well as falling tree limbs and debris.

Gutters should be sloped approximately 1/8 inch for every 1 foot of run. Standing water may indicate a sagging or improperly pitched gutter. Gutters are often sized according to the roof area they drain.

We also include a service called "American Roof Brite" which is a cleaning system used for roofs, siding, patios and walkways. Using a low power pressure washer with a biodegradable solution that won't harm your home or landscaping.

The Roof Brite process was developed in 1968. It is a low power scientifically proven cleaning process utilizing proprietary cleaning agents that safely loosen the organisms causing the roof stains. Our high volume and low pressure rinsing system is safe and effective on any type of shingle including wood, slate, concrete, etc. Our process will not damage nearby vegetation and will not contaminate local water.
